How it works
This is a unique opportunity and huge benefit to you as well as a humanitarian cause with positive social impact.
Quite simply we lease property from the owners and repurpose it so that it's suitable for social housing tenants. What makes this so great is that we have a contract with a housing association who will pay us a fixed rental per month and handle everything during the term.
This means our income, once the property is signed off, is 100% predictable.
As the investor, you will simply sign our agreement and pay the money required to take on the deal and we do the rest.
In the current climate with rents going up, utilities going up, cost of living going up etc we are still able to scale this model while all others are sitting on their hands or simply giving up.
To scale to the level we want to, we need your help. Your investment allows us to take on more deals and ultimately help more people find a safe place to live. A place to call home.
WHY wouldn’t we just do these all ourselves?
The simple answer is that we have been for the last year and have spent £130,000+ doing so.
We are now in a position where we simply can't keep funding them. This is where you come in.
WHAT do we get out of this?
We are nice people but not nice enough to do all this work for you for free!
Depending on the deal, we will either take a fee or a % of the income or a combination of the two.
WHEN do I get my first payment?
You will be paid your first month's payment 90 days after you pay the invoice. So, let's say you pay the invoice on the 1st of Jan, you will receive your first payment on the 17th March and every month after that for 5 years.

The above example is based on the maximum 20% interest rate. Rates will vary depending on the amount invested. We pay you both the capital and interest back monthly.
FAQ’s
What is my money used for?
The investment will include our fee, furniture, property works, first months rent, deposit and holding costs whilst works take place and the month to allow for the payment in arrears from provider.
Who are the vulnerable tenants?
We predominantly work with asylum seekers.
How can you generate such high returns?
Due to the predictability of income based on the contracts we have, we can operate with lower margins. We are able to pay our investors well, which means we get more investment, allowing us to do more deals and ultimately house more vulnerable people. Our goal is to house 1,000,000 people so we like to incentivise.
What happens if the provider goes bust or Labour Govt come in next year and pull them all?
The contracts that are in place currently cant simply be 'pulled' I also very much doubt they will ever be able to just remove the need for asylum seeker accommodation. However if that does happen we will look at other similar types of contracts, starting with supported living. This will be an easy transition since we have partnered with supported living gateway.
Do I own it?
No, nor do we. We sublet property (legally) which allows us to make great returns whilst housing people more costs effectively and more time effectively.
Can I visit the property?
Yes, depending on when. As you know our tenants are vulnerable so depending on where we are with sign off etc depends if you can view or not. We are often doing open days for investors and partners to come and view the properties and meet the team.
What happens after the term?
That's it. If the provider and landlord want to renew, SHG will benefit from that. The contract with our investors is a set term.
How many people have you housed?

What’s the security?
Your security as we don't own the property is in the contracts. If anything happens to us, you will be passed over the contracts to receive the rents directly.
We only work with government or home office contracts. We have worked with them for years, so we know the contracts are tight. On top of that, we have a solicitor who is paid to hold the main contracts we have with both landlords and social housing providers. They will confirm with you that they hold these and that you are linked to the deal. We are proud to have created this level of security on an investment which doesn't have 'owned assets'.
What happens if Social Housing Group go bust?
The same answer as above.
Who are the vulnerable tenants?
We deal with both social and support living, which means we house a huge and diverse vulnerability of tenants. It is typically, asylum seekers, emergency housing, care leavers, adults or children with learning difficulties and ex-addicts or convicts.
